We understand purchasing a home is a big deal and we want you to feel that your family has made the right choice for your investment. We put together the best resources available to us to help you and your family. Our company is dedicated to providing the most comprehensive inspection possible. No. The report generated for you is intended only as a general guide to help you make your own evaluation of the overall condition of the home and is not intended to reflect the value of the premises, nor make any representation as to the advisability of purchase. The report expresses the personal opinions of the inspector based upon his visual impressions of the conditions that existed at the time of the inspection only.

The average inspection should take 2 to 3 hours depending on the condition and size of the property. If additional services such as radon, drone or mold are required more time will be required. We want to take the time to properly educate you on your house so you can make an informed decision. Let us know if your home has any specific considerations that we need to be aware of.

Of course! We encourage our clients to attend the inspection and ask questions so we can educate you on the complexity of your home. This is a valuable educational opportunity for the realtor, seller and buyer. Never pass up the chance to see your prospective home through the eyes of our Certified Professional Inspector!

We provide a very comprehensive report, a summary report, and photos with descriptions. We also color code the items found during the inspection with red being items that need immediate attention, orange being common maintenance items, and blue being preventative maintenance or cosmetic items. You should expect a report within 24 hours of the completion of your inspection. If a report is needed sooner, please notify us ahead of time so we can accommodate this request for an additional charge.

We are not able to do repairs on an inspection property because it would be a conflict of interest. We would be happy to suggest solutions for DIY repair and or suggest which type of contractor you might consider to have evaluate any repairs that are necessary . Ultimately the choice is yours!

No, we do not conduct re inspections as the inspection we are conducting is a limited visual inspection with safety in mind and is not a code inspection. Code can vary from municipality to municipality. If repairs are completed, have all sub-contractors provide proof of the work that was performed. Each subcontractor is responsible for the quality and warranty on the work that they performed at the property. When choosing a subcontractor it is up to you to ensure they are properly licensed and insured. Dancer & Company Inspections is not responsible for any changes/alterations/repairs after your inspection date.

Yes! We are a member of InterNACHI (International Association of Certified Home Inspectors). Through our membership, the courses they offer keep us updated on any changes in the home inspection industry. We are also a member of ASHI (American Society of Home Inspectors).
