Your average cost for a home inspection in Maryland is $684.  The cost to your home will vary.  Factors that contribute to the total cost are things such as the age of the home, the square footage and the type of property that you have or are looking to purchase.

Regardless if you are building a home from the ground up or are purchasing an existing home it is important to have your home inspected.  There will always be some defects that will be apparent to anyone however a trained eye will be able to observe and identify more than the average lay person.

It is important when doing your due diligence when vetting home inspectors to compare them apples to apples.  Do not just look at how many reviews they have but also look at how many reviews they average each year.  You will also be able to determine on average how many reviews each inspector garners each year by taking the number of reviews the company has in totality, divide that by the number of years they have been in business and then divide that one more time by how many inspectors they have.

Additionally, ask to look at the inspector’s sample reports.  Do not just ask for one.  Ask for several reports. Pay close attention to the types of homes they do as that is indicative of quality.  The better inspectors will do the nicer homes.  Also take a look at how many defects the inspector observes and notates in the report.  You can tell who spot checks more often when you are not seeing a lot of defects being noted.

Valuing cost over finding an inspector that is knowledgeable and willing to spend just a little more time in your home may leave yourself open to additional repairs that you may not have had to deal with.  It takes time to discover if all of the gusset’s plates from the truss system in the attic are attached properly.  It takes time to observe damaged electrical wiring in the unfinished areas and it takes time to be able to spot a water leak coming from a bathroom or a kitchen sink.
